The short answer

A CAFM system is software for running the maintenance of buildings. It keeps the jobs, the planned maintenance, the assets and the paperwork in one place, so you can see what needs doing and prove what was done.

What a CAFM system does

  • Logs reactive jobs as they come in, and tracks them to completion.
  • Plans recurring maintenance across every site, and shows what is due.
  • Keeps a register of every asset, with its history and certificates.
  • Sends work to engineers and subcontractors, and records what they did.
  • Reports on what has breached its SLA, and what is about to.

Who uses CAFM

Facilities management companies, building maintenance companies, and property and estates teams. Anyone responsible for keeping buildings working and compliant, especially across more than one site.

Signs you need one

  • Jobs arrive by email and somebody retypes them.
  • Job sheets come back on paper, days later.
  • Certificates live in inboxes and shared drives.
  • When a client asks what was done, it takes hours to find out.
